Tips and strategies to Building a Custom Home
Deciding to build your own home from scratch can be quite an awesome, albeit exciting, task and requires quite a bit of planning before any form of building works can begin. It supposedly is going to be your dream home and you want it to end up being as perfect as possible. So you firstly need to decide the layout and design that would most suit you and your family’s life style and should start off by hiring a good architect. He has more experience than you in these things and will listen to your requirements and suggest ideas that you hadn’t even thought of.
You have lots of decisions to make from now onwards. Do you want your house to be built with bricks or timber? Do you want one floor or two floors? Are you going to take advantage of all those energy saving devices that exist on the market nowadays such as solar heating etc and have them implemented into your house?
Try and remember that this house is most probably going to be your home for many years to come and so if you have young children think of what necessities they might need when they are older such as a living/entertaining room for them and their friends. If on the other hand your children have already grown up and you yourself are getting on then try not to have all your bedrooms on the upper floor, but have one at least on the ground level, because for the elderly stairs are very often a problem.
Your architect will also most probably have worked with quite a few honest and reputable builders during the course of his working life and so here will be your best source for finding a good builder to construct your house. The architect will also prefer to work with a builder that he knows and trusts because the communication between architect and builder has to be very good for the house to turn out a success. I have heard of so many disaster stories where the builders have done just what the hell they liked without listening or adhering to the architect’s plan and later on the house has suffered from damp problems, or leaking roofs, or plumbing problems and so on and so on which all take quite a lot of money to set them right again. But here again in these stories the architect was at fault as well for not being on top of the builders and checking to make sure that every single detail was adhered to.
At this stage you will also have to choose the windows and doors of the house, the flooring and the type of roof you want as all these things have to be ordered ahead of time so that they are there when they are needed.
Once you are all happy with the design and authorize the architect to prepare the finished and official plans they will most probably have to be submitted for planning permission which your architect will organize for you and then once these are returned and approved the building can commence.
But your work will not have finished yet. While the foundations and the shell of your house are being erected by your builders it is now time for you to start making lists of all the smaller details that are needed for your house. You will have to choose things such as the bathroom taps and fittings, the wall and/or floor tiles that you want for the bathroom and maybe the kitchen as well, the lighting that you want for each room, the kitchen units and kitchen appliances such as make and model of fridge, cooker, dishwasher etc. and finally the colours of the paintwork for various rooms of the house and maybe even the outside as well.
And if all goes to plan you should end up with your perfect home!

An increasing problem on high school campuses and one of the main
concerns of parents, school officials, and the government is teenage sex. It
is on the rise, and they are worried that it may get out of control. Teenage
sex can be a problem because of the pregnancies and many diseases it can
cause. One solution that has been proposed is to distribute condoms in
public high schools. This is a topic that is controversial and has been
hotly debated for years. There are people who think it would be a good idea
and those who think it may worsen the problem rather than solve it.
The reason that people want to distribute condoms in high school is to
try to prevent teenage pregnancy, sexually transmitted diseases, and (I
separate this from the category of STD's because it is so widespread, deadly,
important, frightening, etc.) H.I.V infection. The theory is that if condoms
were given out or made available at high schools, then the students would be
more inclined to use them. They would have them or be able to get them if
they need to use them. This would cut down on unprotected sexual intercourse
and prevent the pregnancies, sexually transmitted diseases, and H.I.V.
infection. If a student was at a party and decided, on the spur of the
moment, to engage in sexual intercourse, then it is more likely that they
have a condom if schools distributed them. This sounds good in theory, but
will it really work? If schools distribute condoms, shouldn't they also
teach the students how to use them and teach them a little about sex (sex
education in schools, another controversial topic)?
The world certainly needs to try to decrease teenage pregnancies, STD's,
and H.I.V. infection. In an article from the New York Times, the United
Nations reports that women, especially sexually active teenage girls, have a
higher rate of H.I.V. infection than men in that age group. It cited the
slow development of mucous membranes as the reason for the lower protection
against infection and increased risk of getting H.I.V. It mentions that in
Rwanda, 25% of pregnant women are infected, and 17% of those who have teenage
sex will be infected. Those numbers are staggering. In the United States,
if even 5% of teenagers who have had sex become infected with H.I.V., then
that would translate to hundreds of thousands of teenagers. This shows that
H.I.V. could be a bigger problem than it already is if nothing is done about
it, and some people think that distributing condoms would help keep the
problem from getting worse.
Condom distribution might work, but what if the students do not use
them? Also, distributing condoms might start a student to become sexually
active that otherwise would not be. Wouldn't condom distribution then
increase teenage sex thus increasing the chance of getting pregnant and
contracting H.I.V.? Once this student becomes sexually active he or she
might not use a condom every time they have sex. Even if they do, condoms
are not 100% effective. I repeat-CONDOMS ARE NOT 100% EFFECTIVE. They
are only 92-96% effective against pregnancy and not at all effective for
blocking H.I.V. transmission. Wouldn't a better option then be to control
teenage sex?
Making love is not something to play around with. When people decide to
do it, they make a life and death decision. If they contract an STD they
risk their life for death. And if a woman gets pregnant, the woman is not
guaranteed to live through it (although chances are that she will), and the
child is not guaranteed to live for many reasons including abortion.
Shouldn't steps be taken to educate teenagers about what they are
getting into before schools start handing out condoms? This would be a
better way to prevent the spread of pregnancies and of STD's and H.I.V.
If teenagers do not have sex to begin with the risk of infection goes down
because, like I said, condoms are not 100% effective. If they know more
about the risks, then they can make an educated decision about sex, and then
it will be very likely that they will use a condom if they decide to have
sex. This is one alternative and might be a better policy to implement than
condom distribution.
I think that starting in junior high school, students should learn about
pregnancy, sexually transmitted diseases, and H.I.V. There would be a course
or a section of a course dedicated to health where students learn about these
subjects. Then in high school, students should do a more in-depth study of
the consequences of pregnancy and sexually transmitted diseases. This could
be done as a part of a biology course or as a research project in an English
class. Finally, students should learn about H.I.V. and AIDS, how it affects
the lives of those who have it, and what can be done about it. Again, this
could be a separate course that is required or a part of another required
course. Then, pamphlets about all these things should be made available at
the health (or nurse's) office and suggested for the students to read before
they receive condoms. If this is done, then I believe that teenage sex
should be less of a problem than it is now.

Technical analysis in the financial market refers to a type of a security study done to forecast the future direction that the prices will undergo. Today it has become possible to use different types of computer software and financial models that speed up the process and give accurate results with the help of formulae that are already fed in the software or model. The models can be based on several price and volume transformations such as regressions, moving averages, relative strength index, cycles and inter as well as intra market correlations. Today people are making widespread use of charts and graphs that can give them a quick overview of the data over a certain period of time. Technical analysis does not take into consideration the actual nature of the market or commodity. As mentioned before, it is solely based on charts based on the past information of price and volume. There is in fact another type of analysis called fundamental analysis that takes into account the actual price and volume.
Today technical analysis is widely used by financial experts, traders and other financial professionals. The major reason for doing a technical analysis is to find out how the market has behaved over a period of time in the past and what might be the trend in the future. It is also used by active day traders and pit traders. Technical analysis was not very popular in the 1960s and the 1970s. However it was proved by finance professionals Irwin and ark that technical analysis does produce positive results. There are many academicians who still call it inconclusive.
Even the users of technical analysis feel that it cannot predict the future but it can still help to identify the correct trading opportunities. Technical analysis is used more often than fundamental analysis in the foreign exchange markets all over the world. Experts feel that when all trading signals are combined in a combined signal approach, it can gradually lead to increased profitability of the business and reduce its dependence on any type of single rule.
People who use technical analysis are often called market technicians or simply technicians. Many people like to be called a technical market analyst. People used to refer to a term called chartist in old times. However it has now become rare to use this term as it has become too generic.
So how do technical analysts actually do the analysis? They actually identify the various trends and price patterns in the financial markets in the form of different types of charts. Technicians search for certain patterns in the charts called archetypal patterns such as double top and also indicators like moving averages. They also look for certain forms such as lines of channels, resistance and support or any other type of obscure formations such as balance days, pennants and flags. Technical analyst also make use of other mathematical formulae related to the price and volume. From these indicators the analyst determines whether the asset is tending in the direction of the price. Even the relationships between the volume and price can be determined by technical analysts. Technical analysis can also be used in the study of correlations between the changes in pull/call ratios and other sentiment indicators.
Technical try to forecast the gains by forecasting the price movements based on previous data based in successful trades. These trades had produced good returns in the long run. There are in fact several approaches or schools in regards to technical analysis. Some of these thoughts include Dow theory, candlestick charting and Elliott wave theory. Some traders may ignore one of the approaches while some others may take the viewpoint of all the approaches. They may even combine two approaches and calculate the results.
